Some governments, including the one in Dubai, plan to further tighten the noose by making legislations in this regard. A new draft law in Abu Dhabi proposes to heftily fine those, who might partially rent their properties to bachelors. This may further worsen the situation, unless of course, the government had more housing plans ready with them. Since, Dubai apartments are short in supply and the rents very high, bachelors had no other option but to share space with landlords. The traffic congestion only makes this task more herculean. Realtors making Dubai apartments, hotels, villas and Dubai hotel apartments are not concerned about accommodating bachelors. They mainly deal in high-end shopping malls, lavish hotels, apartments and commercial establishments. This obviously leaves the singles of Dubai stranded between the ethics and the market forces.

From a bachelor’s view point, the administration and ethnic Arabs need to be more lenient towards the whole issue. While it may be necessary to respect the local way of life, the issue should not be taken to extreme levels. There is a large expatriate segment living in Dubai right now. They come from all over the world and play a key role in the emirate’s growth. Hoards of city’s landmarks, hotels, Dubai apartments, villas and Dubai hotel apartments story-tell how the two, ethnic Arabs and expatriates, have grown into a modern-day folklore. To strengthen this tie-up even more, both sides will require listening to each other, and resolve the issue carefully. Dubai’s cosmopolitan society needs opening up more and not be an orthodox one like many other countries in the area.

The main purpose behind this show is to bring together city planners, property developers, financiers, real estate agents, consultants and designers under one roof. This year’s show was held during the International Property Week, thus allowing the visitors and participants to take part in a series of industry-specific workshops, conferences and seminars. New property laws were recently announced in the UAE allowing a major boost in the area of real estate. A basic platform for bringing together all property developers was urgently sought in this scenario. The International Property Show of Dubai has fulfilled the same emerging demand.

International companies succeeded in making a combined sale of $170 million in this year’s show. A leading American real estate firm, named The Corcoran Group, alone made deals worth about $130 million. Its ocean liner named ‘The Orphalese’, launched during the three day event, generated many business queries. Notwithstanding the significance Dubai hotels and Dubai apartments might carry in this part of the world, ideas like ‘The Orphalese’ do also have a great future ahead. The liner is the largest to be built ever in its own class, roughly twice in size compared to the nearest model. It offers 200 permanent and 265 temporary units for stay. Dubai’s Palm Islands are the world’s largest man-made island clusters. Sometimes they are also called the eight wonder of the world. These are located at three different places across Dubai’s coast, namely Jumeirah, Jebel Ali and Deira. These islands, which are also known as The Palm Dubai or Dubai Palm are layered with rocks and sand upon a ten meter deep seabed. Sand meant for laying down these sites is obtained by dredging in the nearby sea. The Belgian dredging firm Jan De Nul and its Dutch counterpart Van Oord have been supervising the whole operation. Work is in an advanced stage in Jumeirah and Jebel Ali while it has also picked up in the Deira section.

Dredging ships propel sand over an area, which is decided by the coordinates of Differential Global Positioning System (DGPS). This process is called rain-bowing; the name is indicative of the arc which is created due to the falling sand here. Each Dubai Palm has a breakwater constructed at its periphery, which provides it a separation from the murky seawaters. These breakwaters are constructed by laying down several layers of rocks over the seabed by sea vessels. These vessels are called pontoons and the split-hopper barges. The Jumeirah Palm alone required a staggering 7 million tons of rocks to construct its breakwater.

Each of these Dubai Palm Islands is designed to depict a date palm tree, with a trunk, a crown and several fronds. The crescent islands at the periphery are assigned to play the role of breakwaters. The construction of the Palm Jebel Ali was started by Jan De Nul in 2002 and completed by the year-end of 2006. It required a 4 km long peninsula to be built, surrounded by a 200m wide and a 17 km long breakwater. This asked for reclaiming roughly 135,000,000 m³ of rock, sand and limestone. About 5,000,000 m³ of rocks were needed for strengthening the slope.

Dubai Palm islands, which are bound to increase Dubai’s costal length by an additional 520 km, will host water theme parks, luxury hotels, shopping malls, freehold villas, furnished beach apartments, health spas and similar other facilities. It was always Sheikh Maktoum’s dream to see Dubai grow in free trade and tourism, and that’s how these islands were conceived. The Palm Jumeirah, which is 5 kilometers by 5 kilometers in size, will have a crown with 17 fronds, and a surrounding 11 kilometer-long breakwater. It will create 4,000 new homes over the period of next 3 to 4 years and add 78 kilometers to Dubai’s shoreline. In fact, the residents began moving into their Palm Jumeirah homes by the year-end 2006, five years after the dredging in the area had begun taking place.

The Palm Jebel Ali, which is expected to be the home of 1.7 million people by the year 2020, will be completed by the year 2008. It will be much larger in size compared to the Palm Jumeirah, however, the tag of largest one will go to the Palm Deira, which is expected to be completed by the year 2015. Due to its mammoth size, the construction of Palm Deira is expected to take place in several phases. Dubai’s tourism sector will heavily rely on these Dubai Palm Islands for its revenue, once they fully got completed.

Dubai’s skyline has grown in the recent years by an amount, which took over a century for the developed nations to achieve in their own backyard. In Dubai’s case, it was the oil exploration at first, and then the commerce of free trade zones, which made it be counted at par with the developed nations. The first was Dubai’s 1st Tourism Development Projects and Investment Market (TDIM) exhibition, which was to be held from January 20-22, 2008. Major real estate companies from all over the world were expected to showcase projects worth over $190 billion. The idea behind it was to get various components of Dubai’s urban growth together, namely real estate firms, private companies, investors and government bodies, and frame out the future course of action.

The other event, which is taking place across Dubai right now, is the 13th Dubai Shopping Festival (DSF). This will coincide with many recreational programs at places like shopping malls, Dubai hotels and elsewhere, apart from the shopping mania that the festival was all about. The show to be held from January 24 to February 24 (2008), is expected to attract 3.5 million visitors from all over the globe.

…following my last week article “Tips for tenants”, in this issue I would like to cover some interesting guidelines for those Dubai landlords adventuring into the Short-Term Rental business.

It is a very common and old practice, especially in the Italian, Spanish or French Riviera to rent out a personal property as a holiday-home to tourists. The short-term rental business has proven pretty successful in those countries with strong tourism affluence and since Dubai is working on becoming an international holiday destination, it is interesting to consider this investment opportunity.

By renting out a property on short-term basis a landlord has the chance to use the property for his/her own personal use, generate a high return of investment by letting it out to holidaymakers and at the same time benefit from the property value appreciation.

The short-term rental concept could be applied anywhere in the world but the real key to its success lays in its implementation within the local market in fact any successful business idea can be brought to Dubai and prove a complete disaster, the concept by itself is nothing new and certainly not invented in Dubai so the actual heart of the business is not much in the idea as it is in its execution.

Having the idea and the product (the property) is just about 10% of the business, what really matters is the marketing which I would value at 70% and the actual daily running which could be valued at 20%

Setting up an apartment for the short-term rental requires experience, interior designing skills, attention to details and plenty of time and resources to follow up the actual furnishing process, utilities connections, daily running and marketing.

Some details are extremely important and if overlooked, will compromise the stay of your guests hence it is essential to set up the property with the guests’ needs in mind rather than following a questionable personal taste.

One detail that is consistently overlooked is the actual efficiency of the bedrooms’ curtains, which in the majority of the cases don’t block the windows’ light properly, this is usually due to lack of experience or to “good bargain” ready-made curtains resulting in a horrible 6 am daily wake up call for your guests.

Another important aspect to acknowledge is the considerable investment to be made in purchasing the bathrooms face and body towels, it is in fact necessary to provide a high number of these so to allow a twice weekly replenishment and the same goes for bed sheets, quilt covers, pillow cases etc…

In most cases the “do it yourself” schemes work pretty well when you do have experience, knowledge and passion about what you are engaging with, other wise it will simply result in complete frustration to say the least.

Without considering the daily management issues and the inevitable guests complaints even the twice-weekly house keeping service is a far more demanding task then what it seems…

A reasonable solution to this, especially if you are handling more then one property, is to refer the entire marketing and management to a professional agent who for a fee (usually 20% of the rental) will take the weight off your shoulders with a smile.

In the current market a 5 stars marina-view one bedroom apartment in Dubai Marina Face 1 (where all the cafés and restaurants are) will rent for approx AED 95.000/- per year if unfurnished, the same property can fetch up to a AED 235.000/- a year if rented out furnished on short-term basis and after deducting the 20% agency commission plus about AED 40.000/- for the 5 stars furnishing and approx AED 8.000/- a year for the utility bills, this will live the owner with a net AED 142.000/- (on occupancy rate of 79%)

The numbers speak for themselves however is important to remember that where there is a good return there is also a certain risk and many will agree that the most delicate figure of the above calculation is the occupancy rate which cannot be guaranteed in any property short-term rental management contract.
